How much does a home extension cost in the Netherlands? Price per m² (2026)
A home extension in the Netherlands costs roughly €1,800 to €3,800 per m² including VAT, depending on the finish. For a standard build, €2,200 to €3,000 per m² is a realistic guide. Below is what is and is not included.
Price per m² by finish level
| Level | Price per m² | Example: 15 m² |
|---|---|---|
| Shell | €1,800 – €2,200 | €27,000 – €33,000 |
| Standard | €2,500 – €3,000 | €37,500 – €45,000 |
| Luxury (underfloor heating, sliding doors, skylight) | €3,200 – €3,800+ | €48,000 – €57,000+ |
| Prefab, standard | €2,000 – €2,500 | €30,000 – €37,500 |
Another calculator uses €1,800 – €2,400 per m² for a conservatory, €2,200 – €2,900 for a standard extension and €2,800 – €3,600 for premium. The range is wide, and the type of builder and the region matter a lot.
What often comes on top?
- Foundation: piles on clay or peat cost €10,000 – €14,000, a strip foundation on sand €2,500 – €5,000
- Plastering: €15 – €30 per m²
- Electrics: €500 – €2,000
- Underfloor heating: €80 – €150 per m²
- Sliding or French doors: €2,000 – €5,000
- Skylight: €1,000 – €3,000
- Permit and architect: depends on the project
How much contingency?
The sources use 10 – 15% for unforeseen costs. Add a permit and architect and one calculator gives 15 – 20% on top of the building costs. A big build with a long schedule, like an extension, seldom has only pleasant surprises.
